Cash-on-Cash Return is a simple way to measure how much cash flow you receive each year compared to the amount you invested.

IRR %

IRR measures the annualized return on your investment, taking into account when cash is received. It gives you a more accurate view of performance, especially when distributions vary year to year.

AAR %

AAR represents the average return you earn each year over the life of an investment, including both cash flow and projected profits from the sale.

We tap into our network of operators to source only the top 5% of deals.

Our Vetting Process

Before considering any deal, we gather information including: 

  1. Operator's track record
  2. Their underwriting model
  3. Historical financials
  4. Rent roll
  5. Investment summary.

We make sure the deal fits our direct investment criteria. We have strict criteria we look for, and reject anything that does not fall into that criteria:

  1. Primary and secondary MSA
  2. 1980+
  3. Operator with 2+ full cycle exits
  4. Positive leverage going in
  5. YOC% over 7%
  6. AVG COC% over 7%
  7. 2x Equity Multiple
  8. 5-10 year hold period

We choose only the best of the best deals for direct investment. What we look for: 

  1. Sponsor experience
  2. Risk-adjusted returns
  3. Competitive basis
  4. Realistic projections
  5. Conservative debt structures
